Post: Pre Offer Walkthroughs

Hello, I am a rookie investor looking to purchase my SECOND property. I am just trying to get an idea of how to do a proper walkthrough BEFORE an offer. 

When I do my first walkthrough, who should i bring? 

Realtor?

Contractor to get an idea of rehab costs?

Other members of rehab team such as electrician, plumber?

Just some organization and clarification would help thanks!

I am trying to get CO for my first rental property. The CO inspector told me ”that he was being more harsh cause it’s a rental property and they don’t want tenant calling them complaining about things” he proceeded to give me a long list of things that were 90% cosmetic. When i asked him how these were safety concerns he would say “it’s a violation” but not explain how. Is there anything i can do about this? 

Here are some examples he did 

1) wrote i didn’t have a fire extinguisher when i clearly do 

2) said i had to replace a carpet in the front porch essentially because it’s dirty even tho there is nothing wrong with it
