@Spencer Gray would love to learn more about that opportunity and other opportunities you are potentially looking at now?  What type of box are you looking for?  What were some of the major hurdles you found to making the project work?

Would love to discuss the hotel to multi conversion play with fellow investors who have considered or have completed a similar type of project.  Strongly believe this trend will only grow in the coming years as hotels are currently oversupplied and MF undersupplied.  We are currently negotiating our first PSA for such project now.

Hi everyone! I am currently looking for rentals in Philadelphia, and I am wondering what others feel are the best sub-markets for buy and hold rentals. I have been told that Fishtown is a great area for young professionals, but prices are relatively high in this area. Another neighborhood I've been told is an up and coming area is Brewerytown. It looks like crime is higher in this neighborhood, but is mentioned as being one of the best sub-markets for investors in numerous articles. Does anyone else have rentals in Brewerytown? If so, what are they renting for?

My goal is to have an ARV of $140K to $180K once we are finished renovating.

Other markets that I have driven around and have high hopes for = Cobbs Creek, Germantown, Olde Kensington.

I am looking for an area with the highest possible (RtP) = (Monthly Rent x 12) /Purchase Price. I am also looking for an area that has room for appreciation over the next 3-5 years, but this is less important to me than monthly cash flow. I would love to hear where other BP members are investing in Philly, and why. Looking forward to a good discussion!

I hope this note finds you well and safe during these times. I am a MF investor, primarily passively through the LP position, but am interested in building up a MF portfolio in the Overland Park/Topeka/KS/Shawnee area. I'd love to connect with and potentially partner with locals who are familiar with the market/demographics and can speak to actual experience in the marketplace: Would appreciate connecting and mentioning people below you'd recommend I speak with.

1) Investor friendly brokers/agents

2) Investors/Landlords

3) Property Management Companies

4) Local contractors

Acquisition Criteria: This change per market but my general guideline is the following:

1) +5 Units

2) Class B/C- / Value- Add

3) Up to $10M

4) Cash Flow Positive
