Good Afternoon BP!

I'm looking to automate the invoicing and expense reporting by property the properties I own.  Any good apps or products out there that you can suggest.  For context, I have 45 units and currently have a property manager who will send me receipts monthly.

Easton is where I've found most of my deals in the Lehigh Valley.  Due to increased competition and lack of inventory I have moved my investing focus to the Albany, NY area where I grew up.

Thanks Daniel,

The plan is to hire a management company to manage the condo.  I'm not to familiar with fees associated with using a company that rents daily such as an Air BnB.  If you don't mind sharing I would like to see the spreadsheet you made for the property.  Thanks for the recommendation on David Green's book.  I'm going to pick that up today.

Hey Mark,

Thanks for reaching out.  I see that you are an investor from Burlington, VT.  If you look just across the lake at Plattsburgh, NY you will see the town I went to college in.  The houses you own on the beach are they rental properties and if  so how do you manage those?

Good Afternoon Bigger Pockets,

Last year I visited Myrtle Beach, SC and fell in love with the area.  I'm looking to invest into a condo that I can use once or twice a year and rent out by the night.  I'm looking to network with anyone in the area who understands the market.  Currently, I am a seasoned multi family investor with 27 units in my portfolio.  Also, if anyone knows of any good books on how to rent in these types of properties please list.

Hello Bigger Pockets,

I'm looking for recommendations for a contractor to complete a full rehab in the Fultonville, NY area (9 units).  Any recommendations from Herkimer, NY to Albany, NY would  work.  Also, when completing a project of this size, do you hire an architect and engineer to draw up the design or would the construction company do that as part of the rehab?  This is my first project of this size and will likely repeat in Q1 of next year.

Hi George,

Thanks for the recommendations and insight.  My partner and I are not completing this job ourselves and will be hiring a company.  I will be contacting the county this week to discuss all permits needed to build.  Likely after that the two of us will get several quotes from contractors.  When you mentioned getting an engineer involved and architects, can you recommend any that you may know of?

Thanks for the response.  M&T Bank out of Albany ended up completing my refinance with no seasoning period.  Very reasonable refinance fees are super quick to get the loan completed.  Currently working with them on two more cash out refinances.

This is a really late post, but M&T Bank completed a cash out refinance with no seasoning time.  The bank was great and the process from start to finish was 8 week.  Absolute pleasure.
