@David Malik so 1st time buyer, multi family owner occupied would generally be 4.25% long term with 20%?

I'm new to investing and looking buy and hold multi family property. I am an electrician by trade and been in construction 25 years. I would like to speak to an agent, lender and am willing to pay for consultation as to collect data but not be rushed to purchase.

There is a lot of info on this site. Not sure where to start learning about the brrrr process. I am an electrician by trade and want to start investing. Really don't need agents trying make a sale at this point. Looking to learn loan process and types, how to find fixers, and all that follows. So if you can recommend a starting point, it would be appreciated, thanks.

Is it possible to do brrrr with a first time buyer loan, 203c or are you trapped in loan to long?

First time buyer looking for fixer to buy and hold. Trying to figure out process and find  and trying to find an agent that knows how to deal with that in Chicagoland area suburbs.
