I had 2 questions I was hoping someone could help me on here. My boss said I can work wherever I want though I want to live in a different state where my family is. Looking to buy a house and sell it under 1031 exchange in 3-6 months.

I'm paying a friend who has experience building houses buy a lot and sell a prefab, I would be the sole investor. Aside from having an attorney review/write the contract is there anything I should add to ensure safety of my investment?
