@Hilary Graves I use a simple google form to pre screen. It has my criteria right on there to help avoid waisting my time. If they don't fill out the pre-screening I don't show it. After they look at it they can apply and pay for the credit and background check.

@Wendy Smith. I've used lifeproof before and would definitely use it again. It's easy to install, and it feels solid under your feet. I can't speak on durability as it's only been about a year, but so far it's holding up.

@Corby Goade I've never heard of petscreening.com.  Do you use that for service animals too? 

@Brandon Pelfrey  I've been working with Jon Roberts from MACU in Boise and have been impressed so far.  I've also used Academy Mortgage, Guild Mortgage, and Quicken Loans.  I'd say MACU is better for investors.    

Does anyone else do what @Greg M.does and not charge a pet fee?  I just had a tenant last week tell me he was getting a service dog after being in the house for about 6 months.
