what are some MUST HAVE guidelines you would require on a purchasing and sales contract of why you would want your earnest money deposit refunded to you?

@Candy Geo nice. Congrats on the first deal. Did you have a back up plan if you weren't able to find any buyers? Or would you just have walked away from the deal. Also did you let the buyer know your intent of wholesaling the deal up front? How did he take it?

But you can use it to see all the properties listed for rent and look at the photos and price. That will give you a feel for what people are asking for in your area.

I have access to The MLS so I am sure others can give better suggestions but I have heard Redfin is one of the better sites for comp info. Also SDAT you can look up by street and see what people paid on the same street or neigboring streets.
