Hi,

I'm getting started with this wholesaling and I ran into a problem at first.

The local attorneys here frown upon doing the whole assigning of contract thing.

One attorney told me that the only way I can do it is by having a private investor for my A to B transaction. This cuts into my profits because I will now have to pay a transactional lender fees as well as closing costs unless i negotiate for the seller to pay them.

First question is there a way around this ?

Second, If I do use a transactional lender, once I get a sale do i do just a separate regular purchase agreement since I'm not assigning anything because I bought it in the AB transaction ?

I would still do an assignable contract in my A to B deal to protect myself and exit strategy.

Am I on the right track ?

Hi,

I'm brand new to investing..I haven't even started getting deals yet. I am a real estate agent and I do have access to our standard 7 page contract. But I don't want to use it because I want to keep my investment deals and my realtor deals separate. 

How can I get contracts for private sellers, REO and other forms to get started ?

Any help will be greatly appreciated.
