In Florida if the HOA recorded the lien prior to Lis Pendis being recorded it may be possible for the investor to purchase the HOA lien at a discount and go after the next owner. So many times people assume that all liens are relinquished through foreclosure and it is not the case.

I've seen title companies over look that,or worse, investors purchasing cash not get title insurance and the HOA holder sends a letter from their attorney demanding payment.

Once again if they got it for a discount that can be a sweet turn around.  Risky? Yes

In my case we had title insurance but the title insurance company had to cough up $20,000  .

Hey Bryant,

  We've been using Appfolio for the past 6 months.  It offers all of those things mentioned.  I'm not a huge fan of the way that they send owner's reports through their Owner Portal however you do have the ability to customize them as much you want and email individually.

I'm using an investment analysis program that allows me to input NPV (can input a percentage for before tax and after tax to help determine the value of an investment opportunity). My question is how important is it in deciding an investment. From my understanding it is used to compare the current investment to another lower risk option available. The ratios that have been using are 5% before tax and 3% after taxes. Would love feedback on my understanding. Thanks
