Hi amazing BP community. I've got a wing dinger for ya.

I'm about to start a side hustle and I'm having trouble deciding between starting an Airbnb management company (I wouldn't be buying or renting, I'd be managing other people's properties) or wholesaling. My questions are:

1. Which is more scalable

2. Which is most easy to move to as passive as possible

3. Is there a better 3rd option that best fits scalability & ease of movement towards passive?

HI!

Thanks for any help you're able to provide!

I want to practice analyzing Rent Rolls and Profit and Loss statements.

I am able find separate reports online but I'm having a heck of a time finding examples of reports that relate to each other (meaning examples of reports that come from the same property).

These don't have to be real properties.

Anyone have any ideas/places to go to get example reports on which to practice?

Thanks All!!!

@James Wise Roger that thank you James!

@Sherwin Gonzales Thank you Sherwin. Your words are great!

@Paul B. Yes sir been networking like crazy and loving it! Looking forward to touching base in the PM.

@James Wise I’m trying to learn from those that have been successful and will spend time with me working on my goals. Basically likeminded people who have been there before.

@Paul B. Thank you for responding. You are correct. I am looking to learn how to syndicate multi-family properties. The plan is a 10-20unit to start and build from there. The one-on-one coaching is 15K and then I’d have 90K to use on my own. The coaching is for 12 months. More can be found here: http://www.themichaelblank.com/coaching/ Thank you again Paul.

@Robert Schumacher I appreciate you responding! I’ll PM you for sure. Ya know, I almost went to the parade but it was hot and packed and I went to a bunch of games this season so I felt like I’ve see the team enoughJ Did you make it?

Thank you EVERYBODY!!! You all seriously ROCK!!!

@Jay Hinrichs Roger that Jay. I definitely have the bandwidth to look at hundreds of deals and welcome the opportunity. In this MF climate I will learn a lot build a pipeline of investors. When the MF market yields more deals that are easier to find I'll be well prepared. At least this is my train of thought at this point.

I live in Oakland CA. Do you have any large syndicators ,, large institutional PM that manages these assets.. or big commercial brokers you would recommend I contact to apprentice? Thanks Jay!
