I was going to stay off the battle field but I had to enter ! The War Zone as you call it is a police state. If you can't change a large percent of the 'hood' your wasting time and money. Are you wanting calls in the middle of the night? Police chief bringing your name up at town council meetings? Your name in the paper as a slumlord? I'm not trying to discourage you from investing in any way. I might not have many posts on here but I know what I'm talking about.

Tim is correct on this! The only true hip roof I've owned burned in 07. Not an attic fan. I own three others that are what are hips on three and a half sides.With a gable on half of the front. There's not much ridge vent available. I put attic fans in them. Good call!

Mark , I've bought several properties that had dishes already lag bolted thru the shingles. Recently I'd say for the last three years dish network, direct tv and even time warner have asked for a written statement from the LL ( aka) me .I have them install on a pole or on the side of the house.

I got a chance to talk to my roofer today. He's been roofing 40 years. His thoughts are if you have a ridge vent and ample soffit ventilation you are fine. If you have no ridge vent and soffit vents you need an attic fan as long as you have gable vents. He says that what the industry standards say.

I recently found a REO owned by Provident Bank in Cincinnati. They bought it back at the court house steps in 2004 here in N.C. There have been no taxes paid on it in three years . I was just wondering if anyone on BP has ever had any dealings with this bank?

I try to use the laminate,floating floor or snap lock what ever you want to call it in high traffic areas. I generally put carpet in the bedrooms. I paid a pro to do my first job and just watched. It's pretty easy as long as you have a jamb saw ,jig saw, and a tape measure. You might find out sometimes you should have done the whole house. I just had one move out . The carpets weren't worth saving after just 15 months.
