Post: Do you trust an agent to find your deals?

I have bought a few properties from agents and it has been a great experience. I'll typically tell them what I'm looking for and they will start calling investors they already know and get a feel as to whether or not they would be interested in selling. They have investor connections that I wouldn't have known about otherwise and can get the word out to more people. 

I closed on a duplex last month getting 19% CoC and an agent found the deal for me after I posted on a local landlord FB page!

I recently heard on a BP podcast you can BRRR on a new build. I familiar with the process but how would it differ from a regular BRRR on an existing property? How would you run the numbers on this? Anyone that has done this themselves? Any insight would be greatly appreciated.

I'm considering starting to just build my own properties and possibly take a lower return. I'm 26 so it would be amazing to defer my maintenance expenses to years down the road.

I keep it short and simple. 

For example: 

My name is ______ and I'm a local real estate homeowner looking to grow my real estate portfolio. I look for vacant properties when I'm driving around and noticed your house has seemed vacant for a while. I would love to make a strong offer on your property that works in both of our interests.

That sounds like a very smooth first deal! I'm interested in checking out a turn key company to invest in Nashville as I currently live a few states away. It's good to see a positive turn key experience. That whole idea sketched me out at first to be honest. We're you able to cash flow or break even on this investment? How did you run the numbers?

Hey guys! I'm a new member here at BiggerPockets. I've been investing for a little over a year and have built up 7 units spread across 5 properties after devouring every podcast/real estate book I could find. Currently working as an underwriter and looking to go full time into real estate in 2022.

I was wondering if there are any BP members in the area? I know there's a NELA Investors fb group which I'm a part of but are there any meetups currently going on since the pandemic?
