Post: Idea back yard for 2 bed, 1 bath duplex

We have a duplex that sits on two lots.. the back yard, that is basically the second lot, is fenced in and shared at this time.

I want to separate the back yard area and make a small privacy section for each side. What is the idea sq footage or size of a back yard/ outside area?

Fenced in or open?

Just looking for suggestions..

We have a contract with Servall.. pay them quarterly and after initial treatment if the bugs show up they take care of it. All part of the contract. We are actually going through an eviction right now because the tenants would not get the place clean enough to be treated to get rid of a roach problem. So it can be a lot harder to fix the issue when the apartment is occupied.. I would pay a professional to take care of it ASAP

@Bobby Esposito this is our first full year investing in rentals. We had a lease we found online and tweaked a little to our satisfaction. Long story short.. we had to start the eviction process on a tenant we inherited at one of the units. I reached out to a lawyer for help in the process and he quickly pointed out all the things wrong with the lease. My personal opinion is to get with your lawyer or potential lawyer that would be representing you in a worst case scenario and have them draw the lease for you.
