I own 9 units in 5 bldgs, 5 of which i own out rt. I am looking at a 30 unit close bye , the owner has advertised that a 2nd mort ? I do my own mait and refurbs, & work for a property mgt co. During the wk . 

Question ? 

What will it take to purchase this ? If possible ? And  How should i propose my offer ?

hi,

Ya , its been buggn me , i have to talk to electrician monday . In this three unit in hillsborough nh i just rented the newly remodled 1st flr 2 bd rm for 1000.00$ mo. I am still working on the two 1 bd rm apts on the 2nd flr. I am asking 725 mo. No utils incld. In the same town i rent 3 2 bd rm condo for 850 ea , a two bd rm trlr 725, two small 2 bd rm apts 675 ea. I pay water sewer and take the trash myself on saturdays.

i am in nh also. I have a 3 unit multi family that i am doing some remodeling on. Isurance co. Made me purchase a construction policy 6 mo. 1500 $ and sign that there was no k&t ? I did But later found that just the trunk lines in the attic , remained k&t . The walls branch off to 3 wire and ceiling lights are k&t.  !? Now im debating ..... take it out ? Now ... or take my chances with ins comp. ??? $$$%

In NH I own 3 condos  , two multi families , 1 mobile home , and currently  own the mortgage  on a condo  I sold. The 3 condos  and one 3 family  are owned outright.  My question  is  should I ? Or how important  is it that I put my properties  in and llc ? If need be what does this cost and or change  ? 

Also , I find that the  banks are being a pain in the  but and require way too much information  now days ! Thanks

yesterday I called the realtor  told her to cancel the closing and that I will not close until the tenants are out. Not in the PS but I had kinda verbal agreement before I signed . I will talk with realtor and owners this week. Thanks if anything I am learning a lot !

well another question ? I am paying cash , paying there closing costs But my mistake was not asking for it to be empty . what if I refuse to close now until the tenants are out . ???

i don't close till wed ive asked to meet with current owners to help with eviction . I've made mistakes on this , my first "occupied purchase "! Saw the tenant this morning , a real scum bag , told them I was taking over Wed and she laughed . I hope to see a lawyer Monday .

ya the little old lady got taken advantage of and she even gave them 30 days ! She doesn't even know the names of all who currently reside there. Well to put it shortly ...  What should my first step be after closing ? I don't have all there names 2. No lease 3. No security deposit 4. . .....

I really just want to go up there and well you know what I'm gonna say ! But I have to do it right . rent is 850 mo. Should I tell them they will be paying by the night until they leave ? Have them sign something ? Give them a demand for rent , eviction notice ? All based on What ???? And who knows they may move out by the 3rd of Dec ! But I'm thinking if I don't do something after closing next week then I'm just like the little old lady they were screwing . thanks

i live in nh , I am closing on a 3 family next week , 2 are empty and I have plans to redo them , one unit has 3 tenants in it that owe the previous owner 7000 $ in back rent , they were handed and eviction on 11/1/15 to be out by 12/3 ? Problem ? I don't know if they are going to leave ! Any suggestions ? I have several other rentals but have never dealt with this .thanks
