Does any one know if a non conforming cottage doesn't match tax records, can it be converted into a conforming one? If so how hard is the process and what would be the steps do you have to take?

I'm trying to get into real estate investing but at the same time I'm still renting an apartment. Do you think it is a good idea to buy a property or should i save the money for when i find a rehab and try  to start my investing career?

thanks Ron. I got the part of judical and non judicial. I wanted to know how the process is after the court papers have been recorded and how much time is left. example there are  some pre-forclosure homes that  the court paper have been filed and recorded last year.  is it a good idea to send direct mail to these people or is it to late in the process??

I'm looking to find out more about the foreclosure process. I've been looking at the pre-forclosures court documents but don't really understand what stage the process that the foreclosures are in. if it says filed on? Lis pendens? Final judgment? if anyone could explain this a little better that would be great thank
