I am working overseas and have been looking into buying cheaper rental houses with good cashflow for a couple of years now but haven't bought any yet. I haven't found the best place to look. Is there a good website that I can look on to find some good deals for cheap to fix up and rent? And also I have been looking at these turnkey rentals are these usually scams and bad deals? Cause it seems like if people can make profits with these turnkey houses it would better to find a foreclosed house myself and fix it up and rent it.

I am just getting in REI and I am thinking about buying a rental house from a wholesaler. People tell me to get a loan from a hard money lender for quick money. Now if i got that loan would i try to refinance with a bank after the closing to get a lower interest rate or would I continue to pay off the loan to the hard money lender.

I'm from Houston and im just getting into REI. I was thinking about getting into the Detroit market and i talked to a real estate agent and he said the houses that are real cheap are a bad investment and he told me he found a house for $50k on the nicer side of Detroit with a tenant in it renting for $900 a month. But i see houses saling for 2 and 3 thousand dollars what is the better way to go?
