Good Morning all, 

I am looking at potentially investing in raw land in Montana.  Looking to buy some land, about 200 acres and then put in roads and subdivide it to sell the 20 acre parcels.  Does anyone have any experience here?

@Kelly Claiborne how do you find lenders, I have money for down payments, but do not have good credit?

I am new to this forum and direct real estate investing, I have mostly done LP investments in the past. What is the best way to find Brrrr opportunities?  I would like to stay local, but willing to go to other locations for the right deal?  Thoughts?
