I'm a seasoned investor and agent in Colorado and Texas with SFR, MF, and office buildings in both states. I'm interested in expanding to Arkansas as the markets appear to have higher cap rates and this better cashflow opportunities. Will be using a PM for management as I'm super tied up with management in TX and CO. I'm looking for advice on which of the markets you'd go into and what you'd be looking for in Fayetteville or Bentonville.

@Larry Caper thank you for the comment.  Would love to hear your take on things.  I like the west side of the city the most for a number or reasons, including more value add opportunities.  You mentioned financing.  If you have some good contacts for lenders 25-30% down, I'd appreciate you sharing.  Thanks!

@Matt M.  Yes, I see lots of 4-5 caps out there, which is fine if the market keeps appreciating.  But at those cap rates, there isn’t much buffer if the market turns the other direction.  It’s been good over the past few years but I’m trying to find options that aren’t so dependent on appreciation as I think signs to point to prices plateauing for a bit.  Just my 2 cents. @Bill S.  thank you for your input.  I know no one has a crystal ball, but we all use observations of the data and our past experience to make our best guess.  Do you think prices will continue to rise even as inventory grows and interest rates creep up?

With Denver slowing down that last few months it seems like there should be some investors wanting to sell.  Would you say the most effective way is to call on units that are for lease?   If so, any suggestions on the best script?  Thank you!
