Without good answers to those questions, I'd lean toward selling.


The mortgage is 1250 a month. I have spoken to some real estate agents and i could realistically get 2200-2300 a month for it. I have thought about getting into real estate for some time and the idea or being a landlord is something I would welcome. As of now TD bank decline me for the HELOC I am trying rocket mortgage as well speak. But I don't know if these companies all use the exact same criteria in the approval of the loan. I should hear word back form them any day now. I was looking to get about 35-40k out of the house.

I am not sure if I should sell my first home and rent it out? I currently rent with my wife we just welcomes our third son who unfortunately has some medical problems. We bought out first home about 10 years about for 250K, We have 168k left on the mortgage can can probably sell for 325k+ I was trying to use some equity to consolidate some debt and pay some medical bills but that that proven difficult. My bank account number was stolen about 1 and a half years ago and if messed me up financially for months. I ended up misses some payments on some things and my credit took a hit. I am current with everything now but those missed payments have come back to haunt me. My goal was to use some equity and them rent it out for additional income. But I feel l like if I can make 150k + selling it I should. Then then use that for my original purpose then them use the remaining to buy a nee home down the road. Any input would be greatly appreciated.

The next thing you'll need is a solid lease. You can find some forms here on BP or you can have a real estate attorney draw one up for you. I would suggest at minimum have an attorney review what you come up with.

Once you have the property clean and ready, take good pictures and advertise it. Facebook marketplace will get a ton of eyes on it. You will want to come up with a list of qualifications, such as minimum accepted credit score, income, and so on. Relay that info to those interested. That way they can prescreen themselves and not waste money on an application (never deny someone from filling out an application). For just staring out, I recommend using apartments.com to handle your applications and screening. It will do a background and credit check on perspective tenants. You can also do your lease and collect payments through their system. It's also free for the landlord to use. 


 Thank you for the input. I am getting it cleaned and painted. It is in a very nice area and is very very safe. I will be getting pictures soon and will most certainly use apartments.com. Thanks again

yes I see. I don't plan on selling this property. My plan was to rent it out . I have about 150K in equity. Once I have a tenant in there I was going to tap some of the equity to roll into another property.

 It was my primary residence for about 10 years. I no longer live there and and looking to rent it out.

I am looking to rent out my old home I am in the process of fixing it up and getting it ready. I have no idea how to move forward after it is fixed up. I very  much want to find a reliable long term tenant. Any TIPS to help things move along. Thanks in advance

 I have been researching and learning the basics about wholesaling. I am currently trying to pin down an areas to focus on. I am in the west chester area of PA. Hoping to network and grow.
