Hello!  My name is Scott, and my wife and I are just getting into real estate investing to pursue financial freedom.  We live and invest in the Pittsburgh area and are looking to purchase another multi-family place this year as we build up our cash reserves for another down payment.

I'm here to learn about how we can do real estate investing the right way, avoid mistakes, and enjoy the journey.

Hello!  I am a small-time, beginner landlord with only one property.  I have a Section 8 tenant who is planning to move out by the end of February.  They paid rent for January through Zillow's rental manager, but Section 8 reevaluated the payment amounts and will pay all of the tenant's rent for January and February.  So right now, I have extra rent from my tenant that I need to refund, however, I do not want to write a check because my home address is on the check.  I also looked into a cashiers check, but with our current bank, our address would appear on the cashiers check as well.

Would it be appropriate to refund the tenant with cash?  If not, what other options do you think would be more appropriate?
