And when writting the check for the returned deposit I would write the check to  both of them.  John Doe & Jane Smith so they both have to endorse to cash!

Deposit doesnt get returned till the property is vacated and broom clean and penalties for damages or late rents are deducted.

You need to talk with the boyfriend, see if he plans on renewing lease on his own or vacating.  If staying he needs to pony up what she is owed, and sign a new lease with his name only. If leaving you can settle after they turn the property back over to you

I dont see how its possible that the filter clogged that bad in under 2 months.  Are you sure it was replaced before she moved in?

Living in the south our system runs virturally everyday of the year and we live in a forrest and have extreme pollen as well as a dog. My wife keeps a clean house though and we regularly change our filter every 3 months. and it barley even looks dirty.

You dont need to replace the doors have a glass company come out replace the glass. That shouldnt cost anywhere near 800.00.

Liability, If its a good tenet who doesn't have a history of these type of things I would just fix it as the owner.  But I would also let them know they will be responsible in the future if they are not more careful. You could equate it to if you hired a landscaper to mow the lawn and they broke it their insurance would cover it not you.

Its odd that pipes are bursting.  Would they by chance be polybutylene?  If so I would budget to have the whole house re-plumbed asap. Once that stuff starts breaking it will continue to be a constant headache.  It was recalled and taken off the market for a reason. CPVC and PEX should not have any issues.

As for the water heater.  Is it electric?  are both elements working?  often one element stops working causing the hot water to not last long enough, its a easy fix as long as the element is not seized in the tank. Cranking the temp up to compensate is a short term fix that can lead to other issues

If the house Is appraised for 155k,  seems to me 1350 for rent is way under priced. But I dont know your market.  I would want no less then 1550 a month at a minimum but with my rentals and in my market I generally shoot for 1.5 to 2% a month  30k house for 550-6oo mo for example

If you can increase the monthly it would make it much more appealing to keep it.

Just a guess but how about asking the fire inspector?
