Sellers are in complete control.  Inventory is scarce.  Investors must use cash to even have a chance.

Becca is correct.  I would stay in West Jordan, WVC, South Jordan, etc.  Newer homes requiring less upkeep.  Tenements stay longer.  1% rule is excellent.

Yes, the market is very tight for multi family.  I would suggest considering single family for several reasons.  Less risk, less competition, same or better return.  I'm happy to help.

You need access to a good agent.  We get a lot of pocket listings at my brokerage.

I see you are in Pleasant Grove.  I'm looking in Orem now as well and the prices are obviously significantly lower.  There is money to be made.

I'd be happy to help. Please be ready to buy. Have cash (or hard money) lined up. I've found several rehabs on the MLS this summer for clients. Be able to pull the trigger the same day and close quickly. The rehabs I'm finding are between $250 and $325K. If that works contact me.
