You should absolutely check to see if your property zoning allows for this, lot size, parking requirements, neighborhood restrictions. There are a ton of items that you need to be sure of prior to spending any time, money, and effort looking for the unit to place on your property. Also, I don't believe that you can place an ADU on your property that is less than 850sqft. I would double check on this of course. A large expense in placing these units are tap fees to install water and sewer to the city system. They can range from $10k -$25k in some instances. You can of course split your meter with the back unit to save costs but you would need to determine how to split those costs.

BP Community, 

I'm looking to build my network with anyone from the central Texas area. Wholesalers, agents, bird dogs attorney's, architects, contractors other investors etc. Drop me a line and lets see how we can work together on some deals. I'm looking for flips and new development opportunities but will consider anything that has a solid basis. 

I'm looking to buy some deals asap!

For you I would recommend finding your area's Development Service or Development Assistance Department and bringing all of your questions. They can help you with most of what you're asking about particular to your property/area. They may not answer these questions over the phone so plan on an hour or so for a walk in appointment. As far as deed restrictions or neighborhood restrictions you can ask the listing agent for that information. If they don't have it your title company can usually send that over easily. If you're not under contract and the agent will not send this over, you can find it at your county's document dept.

In my area you would need to see if the zoning of the property would allow you to have three units as well as if there are any neighborhood or deed restrictions that would override the zoning. If that doesn't look to prohibit your goal, you would need to go to the city to pull construction permits etc. to convert it legally. I wouldn't trust the agent remarks as any definitive answer. Always do your own DD and know they're trying to sell you something. Hopefully that gets you headed in the right direction.
