@Troy Weygandt Thank you for clarifying! Let's say a tenant breaks the lease by leaving early. What are the next steps? When is it worth not taking action? (or should you always take action)?

For investors that rent out their property, how long is your lease? Why so? What are some must-have clauses in your lease?

Are leases optional? Or do you have it just so there are guidelines for the renter (also yourself)?

I'm currently in Hawaii's market and down payment here is too much for me, so i'm looking to invest in somewhere in the midwest (will narrow it down and select a state soon). 

My question is for investors that have properties outside of their market, how did you get over the fear of going out of your market and how did you manage it from afar? What was your process?

@Lane Kawaoka Thank you for the insight! Would you recommend a holdings company to hold all of those LLCs? Or just to have a whole bunch of LLCs? Any advantages or disadvantages to each method?

I received advice about starting an LLC for every property I buy. I understand it's to protect me from liability and such, but is worth going through the process for each property?

Would it be a better idea to start an LLC for multiple properties? Or have an LLC that holds all of these "LLC-properties" underneath it? Any advice would be great, thank you!

Investing in a syndication sounds like a good idea, put in some money with to own a much more expensive property, and then get returns on it. What are some pros and cons of investing in a syndication?

Do any investors have any stories (success or failure) with this type of investment?
