@susan @micheal @eric I cant believe how long ago I posted this. I now live in the springs and have made my first purchase. I sort of lost touch with the site with personal life being so busy but finally getting back into the investing mind set. Anyone still up for meeting up? Hah

My mother is also good friends with the owner of the William penn inn, he has taught me a good bit about real estate and introduced me to some of his friends in real estate, they attend a REI meeting out there on occasion. Good people to know.

as an overview, NPN seem way more complicated then flipping a house for someone at my level. Might be something to explore in the next few years when my bank acct has a little more flex to it but for now I will just stick to making ugly become nice.

Oh and while the smaller groups may not have the same credability, ask them for some form of portfolio. We never had this until we were asked one day, but even without them we were able to say give me a min and compile pictures that we all had personally and landed the deal. Any decent contractor will have pictures somewhere of their work because like I was we are proud of what we make

I believe this all really goes case by case. There really is no right answer in my opinion. I use to work with a small 3 man team subcontracted under a bigger G.C, so maybe my opinion is bias. Like kenneth said get multiple quotes but don't be scared to throw in the smaller man as well and get a quote see what they can offer. We were asked to give quotes before in competition with the bigger G.Cs and we bent over backwards to land those deals and make people happy, and everyone of those deals ran smoother and finished ahead of schedule compared to the ones the GC gave us.

So just shop around you might be able to land a good relationship with a smaller group but not always. There are plenty of bad contractors out there but there are also many small groups just trying to get work and make an honest living.

Can someone help explain non performing notes to me?

Just have a general interest in what they are, how they work

Have you had success with them? Horror stories? Success stories?

Go with your gut, don't ever think your offer is crazy because who's to say what he is asking isn't crazy. So offer what you are willing to pay for it, what you see fit as for potential to make profit.

Set yourself a maximum of what you are willing to pay, from there offer him lower then that and begin the negotiation process. In my mind no offer is greedy.

Clearly 150k makes you cringe a little and your comfortable at 93k-101k so decide your max is 101k and start your offer at 90k you never know what will happen. If average there is 140k and these properties have issues then they certainly are worth more in the range your thinking.
