Post: Lintels failing above windows

I just had a home inspection on a property I was going to purchase and it seems to be all of the lintels are failing above the windows. The cost to fix based on a quote seems to be around $40k. Not every one needs fixed right away but there are a few that are causing water to get in. The seller is even willing to reduce the asking price because of this issue. My question is: should I still consider this property if they reduce the price enough? Could there be a cheaper way to solve the issue? Any suggestions are greatly appreciated.

I just wanted to see if there were any real estate agents (mainly in the south hills) of Pittsburgh that works with investors. I'd like to find a real estate agent that would be calling me about properties rather than the opposite.

Matt Faix we should grab lunch sometime, I drive past your way every day Paul Sorgi , I am currently trying to look for investments close to my area (south of Pittsburgh). However, I'm not opposed to looking at other areas.

If you had $100,000 cash, how would you invest it in Real Estate. Would you try to buy an apartment complex, SFH, buy and flip? I'm just curious to see some different strategies used if there was some capital involved.

I am curious to see some opinions/strategies on how real estate investors can acquire property after property without constantly putting down 20% or a way to draw equity from one property to purchase another.

Curt Davis, I am currently investing in my area. Makes it easy if something needs fixed, I am close. The house I'm closing on is a SFR. It's an estate sale and I am getting it a little under market value. Looking to rent it out and should get about 20% cash ROI.

Hi everyone! I'm from the Pittsburgh area looking to expand my knowledge and holdings. Currently I have one property and I should be closing on my second property in the next few weeks. I have currently been searching the MLS but would like to start sending out direct mail in hopes to find motivated sellers. I have been reading many posts on here and can see this is an excellent forum.
