Having Joe on your deal team would be a Huge Bonus to anyone.

It seems clear where some of OP's problems may be coming from but I'm not inclined to "Lead a Horse to Water" so to speak.

Hi Storm,

There's a lot of good YouTube videos out there from professional contractors on how to do things correctly.

The key though might be knowing exactly what's wrong when your buying (using a home inspector when buying), and

knowing the prices of the materials and tools (some can be rented) for the fix up job so you can calculate it before you buy (because you will need money for this too).

Whatever you choose to do, in America on a Visa, be sure to not break any American laws.

Homeland Security will deport you very quickly if you break the laws.

Hi Jeremy,

I've seen situations like this go sideways quickly, and it's always the Father who gets the anguish.

Not so much the rent, but the maintenance and the little things like he wants to do his own thing and you expect another thing. And when Dad's expectations are not met, Dad bears the anguish while Jr. continues to do his own thing.

If it were me, I'd either buy the place, and let him live there rent free, maintenance free, and let him pick the co-renters who pay rent, and anticipate some months short rent too so as not to be blindsided by his friends not having it and letting it cause anguish.

Or, to avoid the anguish as much as possible, rent it to others and have him stay in student housing on campus. Maybe he will meet a nice girl there and settle down. Then you can gift the rental to him for a small down-payment if he wants to own it in addition to working as an attorney.

Just my thoughts.

If it were me, I'm not sure I would officially notice the number of birds or species

I'd probably just mention to them there's a lot more birds or bigger birds then they said, and

ask for added pet rent ((to cover carpet cleaning when they move out) but not tell them that part).

The reason being, with so many big loud birds they may stay a long time because they have to, because it will be hard to find a place to accept them.

Maybe they can teach one of them to say "Pay the rent on time".

My thoughts on this are,

it's best to have stairs that can not fall apart in any type of storm,

and to keep up with repairs and maintenance and replacement of things before they get to this point.

Hi Michala,

I think the easy to read ones are the best because I enter them into my contact manager software.

Easy to read meaning, non small clear typeface, a reachable phone for you, an email you check regularly, and the name you want to be called plus your last name.

Plus if you do something relevant to the meetup, such as flipping, or buyers agent, etc...state that under your name.

Avoid fancy swirly fonts, and tiny fonts and lots and lots busy background.

That's what I like to see personally, BUT the card content isn't really that important, it's more the impression you personally make on the other person.   Do you "click" together.
