@David Hildebrandt What would you say about Click2Mail? Are they any good? How is their cost? I am looking for a mail fulfillment center to start my wholesaling business.

Hey Sam,

I recommend just starting off by reading books, listening to podcasts, and reading the blog posts on BP. From there you may want to attend some REIN meetings and begin to network with other local investors on the forums. My wife and I just started our education about 8-10 months ago and have secured two rental properties and am looking for a third investment property now. You don't need a ton of money to get started, but you need to be educated in strategic in your actions. You'll find a lot of the answers here on BP.

I am a new investor (currently own two rental properties) and am looking for a real estate class to acquire my real estate license in the state of TN. I am specifically looking for online classes since I work full time and can not attend a classroom. Does anyone have a recommendation for a good online program that is approved by the TREC?

I have been to the TREC site and have a list of all approved schools. Some have decent reviews. Others, not so much. I was hoping to get some advice from a fellow investor that has been through an online program. Anything I should look for or questions to ask when inquiring about online programs?

Hi, I am a new investor and am interested in hiring a CPA for annual tax filing and general tax advice purposes. I would prefer working with someone local to Nashville, TN, but am open to working with a remote adviser as well. Ideally, I would like someone who personally invests in real estate and has at least 5-10yrs of experience. I would also like someone who has experience working with LLCs and sole-proprietors and who can advise on the benefits of different legal entities. Does anyone have any referrals that you would recommend I contact?

Hi, I am a new investor and am looking into obtaining my Real Estate License in the state of TN. My current job would make it difficult to attend a classroom setting so I need to take an online course to complete the 60 classroom hours required to sit for the exam. Can anyone recommend a reputable online training program to satisfy the classroom requirement for licensure? Any other advice would also be appreciated.

My wife and I are new to landlording and would like to know everyone's opinion on pet deposits/fees. We are multiple pet owners ourselves so we want to make our units pet friendly. We have noticed that some people ask for a one time pet fee up front while others charge "pet rent" each month. What is a reasonable amount to charge in pet fees? I know this may be market specific so anyone with knowledge of the Nashville market would be especially appreciated.

@Justin BrowneYes, most properties are priced too high to be good rental properties. We looked almost exclusively at foreclosures that required under $10k in rehab. It is a limited market and it took us a while, but we prefer taking a sniper rifle approach instead of a shotgun approach if you know what I mean. We were able to find a townhouse that will CAP at 10% and cashflow around $550 after all expenses. Our search found the best results for our budget in the 37217, 37013, and 37211 zip codes. Of course your budget and risk level may lead you to a different strategy, that is what helped us find this first property. I think as we get more experience we'll find deals more quickly.
