Hi everyone, I'm considering selling my duplex on the west side of Cleveland. Does anyone have a selling agent they would recommend? Of course I'd like somebody familiar with selling rental properties.

Hi all, I currently own a duplex in Cleveland that is fully paid off and worth about $135,000. I'm considering a 1031 exchange and I would love to get as many folks suggestions and strategies as to how they think through that as are willing.

From what I can see there are more or less two options. Option one is to sell the property and use the 135,000 for a down payment for a roughly 550,000 property which will hopefully bring in more rent. Option two is to sell the property and split the 135,000 into multiple down payments and increase the size of my portfolio.

I'm sure there are a lot of other ways to go about it as well, but at least those are the ones that I'm considering at the moment. I am prioritizing cash flow over appreciation right now. Would love to hear how others have made similar decisions!

Hi all, I am in the process of creating an Operating Agreement for an LLC and would like to put some further detail into our dissolution section. How do you all determine the Fair Market Value of your rental property business?

We all have rentals of our own and plan to purchase duplex - quads as an LLC moving forward. Thanks!

Hi all, I am part of a partnership that is looking in the Southeastern PA area (West Chester, Downingtown, Coatesville area) looking for mid-size multi-units (6-8 units). I'd love to hear about any successes/learnings in the area/size range. I'd also love to make some connections in the area with folks who can lend expertise in taking a look at relative fixer-uppers and judging needs and costs. Thanks!

Hi all, I'm a newer investor with only single-digit units and have recently seen a few on Zillow with a duplex and a detached single unit on one lot. Are there any pros/cons to this sort of set up that I should be aware of before seriously considering? Thanks!
