Yes, that is it FLSOnline and they have lists for bankruptcy, pre forclosure, sheriff sale, delinquent tax, etc...It is a great resource.  Roddyroundupdfw has monthly meetings in Addison as well that are great networking and learning events.  They are one in the same.

It would depend on the shape of the acreage and assuming it is the county and not a city, they may have some say on road type, size, etc...  The largest hurdle will be finding a water and sewer solution for that high density.  I don't know if it is state wide but the counties in and around DFW have limited us to 1 water well per 2 acres and aerobic septic to half acre lots.  If you are close to a co-op water supply that could help, not sure if it is cost effective or not.  If you find a solution to water and sewer for that density let me know.  I've been looking...

If you need any sales data for that area or sales advice let me know, would be happy to help.  The first one can be scary but if you learn and trust your numbers it will basically remove most all the fear.  I feel like I know my market so well that it's less risky than buying treasury bonds:)  Best of luck and can't wait to hear how it turns out.  There is much opportunity in Arlington

It is pretty obvious why he would want to list it below market from this statement. Instead of working with a seller and trying to price it to get the highest price, his incentive is to sell you on trying to price it below market where he thinks he'll get above market offers. More money for him, less in your pocket. One could argue that this is a violation of the NAR code of ethics.

I'd definitely look at partnering on a deal.  I have a few partnered deals where each brings something to the table to compliment each other.  They have worked out well

AGREED! Buyers are mostly cash buyers. I live and work over this side of town and I like the comfort of being able to visually do a drive by inspection. That does limit me.

 I like that comfort as well, I struggle with expanding for that reason.  You have to be cash in this market for sure.  Get with a partner or get with a hard money lender.  If you find a good deal the cash partners will come knocking

There are still deals in our market, just have to look and make offers most everyday now.  Yes, there are less deals with high returns but there are still plenty out there.  It is taking me more work to find them now but numbers are still good, just got to buy it right.   Picked one up in Justin on an acre as a value play last month.  Captured 55k of equity (today's price) after rehab and it has $550 cash flow which will be a 38% cash on cash return the first year.  That area is growing and there are 2 large subdivisions going in in the next few months that just got approved by the city.  Will hold this one for a few years maybe longer depending on where pricing goes, all indicators are pointing up in that area for the next few years.  I've had to definitely go outside my comfort area for rentals as far as locations.  Most of mine are within 30 min drive time and this one is just a bit outside of that.  Have looked into other markets as well but it is something I struggle with.  I like to see and manage my investments.

Thanks for your post.  2 questions for you on the engineered hardwood.

Do you prefer the click together or the float type for long term use and the possibility of replacing any damaged boards in the future?

Also, I've seen at Lumber Liquidators that there are thickness differences of the actual top layer of real hardwood on the engineered product, are there any concerns using the thinner layered ones?

The specifications don't mention the actual real wood thickness, just overall thickness of the plank but I could see noticeable differences in the real wood depth.
