How long do I have to live in the property before I can flip it?

So I am trying to buy my first investment property but I continue to have trouble finding financing since I do not have 20-25% down. I am trying to flip my first property but I am very hesitant about using Hard Money lending. I came across homepath that doesn't require so much down. Is there a catch here? Is there a better way to finance a property.... Any help will be greatly appreciated!!!

I have found a property and would like to hear some ways to finance it. It needs rehab before I can flip it and I have about 10% for a downpayment. Is there anyway to get financing for this type of deal?

Great posts guy, so much information to take in for sure!!! In florida I was looking around the tampa market, in south Carolina I was looking around Charleston, Murrell Inlet, Myrtle beach. Any of those good markets to start in?

I live currently in Connecticut but I want to move down south to either florida or south Carolina. I am wondering which markets has more opportuntities for new investors?

I recently graduated with my bachelors in finance. I have been accepted into a masters of finance program but I cannot decide my next step. I am extremely interested in starting to invest in real estate, I have been for quite some time. I do not want to take on more debt if a masters degree will not help me. Any thoughts???
