Thanks Ned. I am hoping that will be the case, that they will just take their stuff and leave, just didn't know if there might be any legal things I might have success with like, restraining order or something of that effect, that could allow a little more protection on my part. I have thought about cash for keys, but no one is living there and like you said not sure if legally that would even work, so I am just going to basically do a wait and see approach and drive by it a bunch just to make sure I don't see anyone taking copper pipes ect... and I have given my info to all of the neighbors so they can call me if they see anything shady, but I am planning on basically gutting the house anyways and I have it insured already in case it burns down, so hopefully won't have any problems, but never know I guess.

This was the 1st tax auction in my county in over 2 years so not something that happens on a regular basis and 1st one I have bought at Tax auction, so just has me a little nervous having all that money tied up for 3 weeks not having any access to the property, but hopefully it should be fine.

I'm pretty new to the site, but love it so far, some really good info. Anyways, I bought a house at a tax auction in kansas yesterday, this was my first tax auction I have been to, but have done 6 flips and figured it was a good place to get a deal. I did research before and knew that in Kansas you pay the same day for the house in cash, but you don't get to have legal access to the property for 3 weeks til a court hearing is held to confirm the sale. I was very hesitant about this but one house in the auction I was able to walk through before hand, back door was open(though I won't admit it in court, lol) and talked to the neighbors before hand and they told me no one had been to the house in over a year and the owner of record was deceased, but there was still a bunch of stuff like furniture, materials, ect left in the house, but utilities were off and obviously no one was living there, so figured it was safe to purchase even though the previous owners still get to legally have access to the property, but I don't for three weeks. Not sure if this is the same in all states or just Kansas, but like others on this site have mentioned deals are tough to come by these days so I took a chance.

Well come to find out today from a different neighbor I hadn't talked to before, that the owners siblings were living in the house a year earlier (and drug addicts), but hadn't been there for a year until today when apparently they had three trucks there packing some stuff up. I have no problem with them taking there things, but what stops them from trashing the house in the process? I was told I don't have any legal access to the property without the previous owners permission, until the court date three weeks from now, so don't know if I am s.o.l. and just hope they don't destroy the place. Does anyone have any suggestions?
