I never had a mentor. I have heard a million times that people should get a mentor and how much that has helped them. I whole heartedly believe that. I think the main reason I never had a mentor is because I never asked anyone. I know the reason I never asked anyone is because I never saw anyone who really had what I wanted. Is that my fault? Probably. The best part about life is normally it’s never too late.

For all of you out there who have had mentors, both good and bad, what did you think a mentor should be? What role did they play in your life and business? Are you currently mentoring someone now and passing it on?

I have found myself in a position where I am mentoring two young men and I want to do them justice. Give me your tips and advice!

Wow! You’re killing it! Congratulations. Glad to see your business doing so well.

Yeah. eventually it has to fall onto someone.

@Russell Brazil I like to think most of us know the world will go on one way or another. Watching the news you wouldn’t think so though.

This is not Real Estate exclusive either. You see it in a variety of industries.

@Martin Lindsay

Yes. It was an interesting experiment in forcing us to do what we knew we should have been doing all along.

Personally I believe COVID will impact the real estate market but because of Government intervention it has been delayed... which also means when it does happen it will probably be pretty bad. I believe the CARES Act will inevitably be the #1 factor. Reason? Folks who are laid off because of COVID are able to delay mortgage payments, taxes, etc. however, once the economy starts picking up these folks will have to pay back everything owed. Given the long length of the pandemic many folks may have 6-12 months worth of back payments due which obviously they will not be able to make. This will lead to foreclosures and may even start to ruin some smaller banks. At that point things could very easily spiral out of control as we saw in 2008.

Of course, I hope I am wrong.....

Not to get too political but what if the government steps in and forces the banks to restructure those loans so people can afford it? Not sure how exactly they would do that but I can think of a few ways that would help prevent mass foreclosures.

Everyone keeps saying, there is such a huge demand for single family houses. This might be the case while people wait out covid. Which by the way is not over. Second waves and re closures are happening all over the country. Inventory will change dramatically when the moratoriums and forbearance is over. I think investor are really underestimating what impact this is having on small business all over the country. IMO this is what will pop the bubble we are in.

I see a lot of people making good money in the real Estate business today that I do not think are properly preparing themselves for the future. I think we will see a shift in the dynamic.
