Does anyone know any reasonably price companies that will replaster a pool in the Phoenix area? Or what a reasonable price would be on a 12,500 gal plaster pool?

@Marion Smith thank you. That's what I was thinking as well. Seemed like a great ROI project

Hey BiggerPockets,

Does anyone have estimations on converting two car carports to garages? Just a rough idea for budgeting costs.

That was a very helpful response thank you. It seems I have a lot to learn before I venture down that path.

I didn’t how I could structure a deal to save the persons home and still get something out of the deal? In other words how can I help them as well how would the deal be structured?

Does anyone have any experience with pre-foreclosure properties in this area? I am looking at one and would like to set up a core four in this area for this and possible future investments. Any advice would be appreciated.

Thank you both. I am in the Phoenix area market. I was planning to self manage for a bit to keep costs down until I had enough properties to afford the PM. But I'm guessing its best to find a deal that works the numbers with a PM factored in.

Thank you all for taking a look with me. I feel like my numbers are off on the BRRR calculator. My guess is that because I did a double finance and didn't set it up with a lower purchase price this effected my results. all thoughts are welcome for growth of knowledge.

Thank you
