What have people found to be the best website or service for looking up contact info of potential sellers?  What about looking up current equity on a property?

I'm interested to know how many of you starting out in wholesaling have taken one of those guru courses/training?  What was your experience like?  Do you feel like it has been helpful so far?  I've been considering taking one of those courses but another part of me thinks it might be more beneficial to try to partner with a local wholesaler and use that same money to try to expand a new marketing channel within their business.  I would gain hands on training and hopefully could add a lot of value to the local wholesalers' business.

@Marisa Aceves such a great idea to start this thread for newbies to help each other getting into wholesaling!  I would love to see the step by step process you mentioned earlier.  I'm pm you for that.  Thanks!

I'm new to wholesaling and trying to understand earnest money better. So the wholesaler is the one depositing the EM funds in the escrow account and is refunded these funds at closing? Or is it the buyer that refunds the EM to the wholesaler after closing?

I wanted to echo what other's have said about Park City.  I have a condo up there and obviously does very well during winter but it has also been bringing in great rent during Summer.  It is in the Kimball Junction area close to the Newpark town center.  They have been focusing on a lot of fun summer activities there including outdoor concerts.

Wow... that was a long read.  I can definitely see both points of view in this thread.  And I would agree that making the extra payments you have available to the amortized loan is better than carrying the difference on a slightly higher interest rate from a heloc.  But to me, it seems like the real value of implementing the heloc strategy is always having your extra cash more readily available for when that sweet deal pops up without having to incur closing costs of a new financing option.
