Post: Mobile Home investing in Florida - legal question

The way I read the law, it seems like a mobile home is considered a vehicle and you need to have an automobile dealer license to buy and sell mobile homes here in Florida. Am I misreading this?

I'm getting spam from Jerry Norton offering the same kind of junk. The most recent email was titled "How to make $8700 sitting at Starbucks". 

I posted it in the Marketplace just now, so this one can be deleted if that's possible.

I live in Pinellas County and I'm looking to learn the ins and outs of wholesaling.

Here's my plan: I want to search for deals and bring them to you. If you're a wholesaler, we can co-wholesale a deal. If you're a cash buyer, I can wholesale them to you. We can work out the numbers; obviously it should be a win-win.

If you don't have a website to showcase your properties for sale, I can build you a nice one pretty quickly. I created this one: http://trademarkadvantagellc.com. It's basic, but definitely more impressive than sending an email with some photos attached. I created that one for a friend. More can be added to it, such as mailing list signup, property videos, etc.

I also plan to put out bandit signs to find deals. I have lots of coroplast and am able to do it. This would be around Safety Harbor, Clearwater, Palm Harbor, Dunedin, Oldsmar, generally northern Pinellas county.

I figure if I can bring you some deals, and at the same time learn how this works, and we can both make money in the process, it will be a good way to jump into real estate investing. I also plan on getting my real estate license soon, for the advantages that brings as an investor (not to have a career as a real estate agent).

Feel free to colleague request me or just send me a message with your ideas on how we can work together. Maybe we can meet up for coffee to strategize. Thanks!

All good advice, thanks very much.

I probably will go through a title company for the first deal or two, but the deals I will be doing are usually going to be for a purchase price of less than $500. With a deal that small, there's not a lot of room to pay for a title company, title insurance, etc. I would like to learn how to do my own title search at some point.

I know I'll make some mistakes, but it's better to move forward imperfectly rather than wait until I know everything before taking action.

(Posted this earlier in a different section but I think it's more appropriate here.)

Okay, here's my newbie question -

I plan to purchase vacant land from owners that are out of state and tax delinquent. Since these owners would not be local to me in most cases, I would use a mobile notary service to finalize the transaction.

For my purchase, I would use the contract available from US Legal, found here:

My question: is there a place where I can get a layman's explanation of what the meaning is for the various sections of that contract, and how they should "typically" be completed before I send it to the seller? It seems like the time might come when a seller asks me what some wording means, and I would like to know myself.
