Just a couple of newbies here...

My business partner and I have our sights set on an off market deal in our neighborhood. She has started to google around and dig up tax information, mortgage, liens, and judgements.

Is this what typically comes back from a title search?

Is it accurate to say that the more “bad things” we find for the current owner, the more “good” it is for us?

Any elaboration is greatly appreciated!

I’m looking into acquiring an off market deal. A good friend has a house that has been neglected for decades. I’d imagine a rip down to studs and complete rebuild is in order.

Any numbers you care to share on what you have done? Its a split level house, built in 1950s 3 bed, 1 bath plus 2 half baths.

Or, have a GC you can recommend to give me ball park numbers? Thanks!

How’s it going? I’m an electrician on Long Island. They are possibly the most costly way of heating a room unless it’s a bathroom, as in small and low ceilings. That’s obviously a problem if you’re paying the bill, but also if the tenant is. because it may not even work but will result in a large bill, which may be swung back your way if the tenant sees that even rolled all the way up, it isn’t doing the job.

The woman that lives next door to my parents is finally thinking of selling her house. We have been neighbors for 30 years. The houses are identical, except for the dormer we have on ours. The kick is that everything in the house is original. I'm talking 1950's original. From the street its a knock it down and start over job. But the investor in me isn't so quick to dismiss other avenues yet. Updated houses in the neighborhood list in the 500k-750k area depending on their state and amenities. 

All that being said, how do I proceed? Appraisal, Engineer and Contractor to asses condition, current value, and possible repair scope?

On the rookie podcast, they had mentioned NYS laws for tenants and landlords would be changing but didn’t elaborate. Have you heard of any recent or imminent changes?
