Hello Everyone,

I'm a Canadian and currently have close to 10 rental properties under my name in Canada. My investment properties are all in Ontario, no matter how you look at it, cash flows from rental properties here are not comparable to those South of the border, for example, compared to my target markets in TX, FL, etc.  I were in touch with RBC bank to negotiate a loan for my potential US rental properties, they went through materials with my application, however 2 weeks later they came back and told me that they can not finance my purchases because I've already have more than 4 mortgages on investment properties. I contact different branches of RBC twice over the years, both times ended with same result.

So, what my options here? Is commercial loan the way to go? I have enough assets to purchase my target US properties in full cash, but that would significantly reduce my purchasing power and defeats the core benefit of any RE investment, leverage.
