Post: Looking for Info on first Multi Family Purchase

My experience has been in the fix and flip of single family property arena. I'm looking to purchase my first multi family property/apartment complex. I'm listening to and reading everything I can get my hands on. I'm analyzing deals on paper to learn the numbers. But I'm apprehensive about putting my plan into motion because of the unknowns.

I'm seeking real world experience as opposed to the text books I've been reading.

I'm looking for the right fit and opportunity! I'm hoping to find a mentor, sponsor, syndicator, an active buyer, or a group of buyers! Any of whom is willing to share knowledge and let me participate and be a part of a purchase.

I'm hoping to gain experience, learn the ropes, and increase my credibility by participating in a real deal.

I don't come empty handed as I can offer my contracting/estimating/realtor experience, available capital, and/or fulfill whatever roles are needed.

I'm in the Northern Virginia (not such a good area for MF acquisition) area, but willing to participate anywhere in the Mid Atlantic or South East. I have no problem travelling in order to be a part of a deal.

Hope to hear from anyone who might be one of these groups or someone who could provide recommendations.
