MLS rules in Canada state that you can only list a commercial property as commercial and it would appear on the ICX.ca site for commercial listings. Get your agent to put the situation in the property overview and it will weed out families looking for their own accomodations and get your agent to contact other agents and let them know about your situation so they can tell their investor clients. It's unethical and if an agent were to do that in my office I would be dismissing them but in cases where it does happen a prudent agent would use all means possible to get the highest price for his/her clients.

In Nova Scotia it can take up to 3 months to get an eviction in some cases.

In today's marketplace it is hard to compete without a website and a blog only helps you get extra traffic to that website. My competitors that do not have websites are at an automatic disadvantage as 92% of home buyers are starting their search online and sellers know that and do their homework on you and your web presence prior to meeting with you.

The writer of this probably isn't even in North America. More and more people are outsourcing to India and other countries that will do days of work for about $20.

If you feel it is a good investment than try to negotiate to split the cost of a new roof(money off the price because it doesn't sound like it has to be dine anytime soon) because when you made the offer you did not know the roof was toward the end of it's existing lifetime. Best of luck!

I'm sure it's different in all areas. In Canada we have to build great relationships with lenders and those lenders will hand you properties that will be going into foreclosure.
