6. Go to REIAs and talk with everyone. Don't ask anyone for help. Just talk about all the action you are taking and someone with experience will probably give you there information. ( they will probably be your first cash buyer and walk you through the deal)

7. Order business cards and give them to everyone you meet ( notice it is not #1, I had my first 2 deals before I had a business card.)

8. Concentrate on one niche at a time. If you want to wholesale then wholesale, if you want rentals then learn the BRRRR strategy. You can find deals just like wholesaling and use your capital to purchase and rehab. Then refinance your money out and repeat.

9. Don't worry about knowing all the steps first, just get a deal and work it from there.

10. Have patients. There are some who can make 100k a year there first year but not many. It takes a lot of work and a lot of action. It also takes many several months just to find there first deal. It will depend on how much action you take.  

If you take these steps you will find a house. There is no excuse. With every step you have nothing to lose.

when writing a contract to purchase for wholesaling do you actually write a check to the seller for the deposit or write it in the contract offer ?
