Thanks for the advice everyone. I'll do a cost segregation on the easy stuff and avoid the rest that would be better left to an engineer.  Valerie, yes I'm looking for a CPA, could you send me that person's contact information?

Question for everyone: 

I'm looking for an accountant/engineer who does cost segregation depreciation analyses in the Northeast, Ohio area. I just bought a duplex as an owner occupant, and I want to maximize my depreciation savings from the rental unit. If anyone has anyone that they've used and liked and could refer me, I'd appreciate it.

Sure Charlie, lets connect at some point and compare notes.  My focus is multifamily properties (2 or 3 units) in Lakewood, Detroit Shoreway, Ohio City, and Tremont.

Hah, it's not over yet. It's a duplex; the property's first unit is a three bed, one bath, with another one bedroom, one bath unit on the top floor. I'm financing it with FHA and living in the larger unit (at least for a year).

Good afternoon everyone,

I'm in the process of closing on my first multifamily property (early Feb 2016). I've learned quite a bit from the bigger pockets forums and the podcast, which has pointed me to a significant amount of reading material in a quest for more knowledge. Cleveland seems like a fantastic real estate market right now for multifamily buyers (home prices are relatively low compared to the rents), so I am trying to expand my stake in the area, quickly. I look forward to getting to know a lot of you, and am happy to share my experience (albeit limited so far) for what it is worth.
