Post: Nursing Home Administrator wanted/needed?

Hello BP folks!

I carry a nursing home administrator license in the state of Missouri (I live in the KC Metro) and I wanted to put feelers out there to see if there's a need for that type of expertise for folks maybe in the business of building LTC facilities (ILF, ALF, SNF, etc.)? I'd be open to a full time job or a partnership with someone who needs my skillset with this type of construction? Perhaps a consulting type role, we could get creative?

I've slow flipped my own property and flipped that for a nice profit and am doing the same in my current house + have another flip in the works currently via JV. Not a ton of experience, but some nonetheless. I've carried my NHA license for 3 years now, and have worked in consulting roles that had me physically inside of over a hundred buildings. I know what they should look like and I know what federal code needs to be, what I don't know I can learn quickly.

Post: Wholesaler Disclosures - Required?

The disclosure is a bunch of legalese and seems totally unnecessary until I find a contract I actually want to buy from them -- is this normal? It seems very cart before the horse. I don't want to be rude or burn a bridge, but I also don't want to sign a bunch of these with each wholesaler JUST to get property details.

Investment Info:

Single-family residence fix & flip investment in Raytown.

Purchase price: $120,000
Cash invested: $9,000

I live in this home and have been house-hacking it while remodeling it slowly. The remodel is done, which allowed me to appraise with $55K in equity and close on a 100% LTV HELOC that I am actively trying to invest with as of November 2020. The house-hack revenue provides $500/month and after refinancing to lower interest and get out of PMI, my monthly living costs are now ~$300 thanks to this property.

Does anyone have any experience investing in rougher neighborhoods in Kansas City? I’m looking at the 64128 zip code.

Do you only do it if the numbers are a steal? Is it not worth your time? Did you have a hard time getting contractors there? Or hiring someone to manage it? What troubles did you run into?
