Yes, I've bought and renovated 5 homes in Oak Park. My first residential home was in North Oak Park on 2nd Ave., where we raised our kids. Tahoe Park is great for families and a solid neighborhood, but has limited supply. I'd love to connect and chat more about the different neighborhoods and hear more about what your goals are.

Hey Sam,

Real estate investing is great when you want to get rich slowly. Be cautious if anyone tells you that buying for cashflow or flipping will get you out of your W2 overnight. While it's possible, it is risky and doesn't always work. Have you thought about changing W2's and getting into another profession that may be a better fit for the medium term while you're building your real estate portfolio. I am an investor and agent who works exclusively with investors. I typically recommend strategies that are conservative in the short term, but has major long term gains. Buying a fixer upper SFH, adding value or renovating, raising rents, and holding for a few years. Rent growth x debt paydown x equity gain x tax incentives creates major wealth over the long term. Buy a property a year, and within 5-10 years the snowball is in motion. I bought and renovated a house in Sacramento 10 years ago, and it's worth 3x from when I bought it. The power of compounding. 1. San Francisco -->

      ___Sacramento (Huge) --> Sacramento / Fresno (insignificant)

      ___Los Angeles --> Las Vegas / San Diego --> (not much  migration from LV/SD)

2. San Jose -> 

......Sacramento (Huge) --> Fresno (insignificant)

3. Los Angeles (Huge) -->
.....Las Vegas / San Diego --> stay in San Diego


So the city that became the final destination is always :
1. Sacramento
2. Las Vegas
3. San Diego
4. Fresno ( a bit )

It's understandable that in the first two cities, there're more housing supplies hence the housing price is still bit more affordable than source city where people is leaving.


Yes, seeing so many LA and Bay Area buyers in the greater Sacramento area. Great news for the Sac market!

Congrat's on starting your RE journey! I'm an investor and agent in Sacramento, and work with a number of bay area investors. Sacramento may not produce as much cash flow as the midwest, but it's a solid job market, produces high rents, low vacancies, and price points are reasonable compared to much of CA.
