Hello, just trying to make sure I have all my ducks in a row. What contracts will I need once I secure a LO deal? I am not looking to do a SLO as I am just starting and want the least amount of risk as possible. I am still getting used to navigating Bigger Pockets and in my search have been unsuccessful in locating a list of all the contracts needed to complete a LO deal. Thank you in advance!

Thank you @Guy M. I honestly just figured out how to tag a name, I am completely new and not as consistently on here as I would like to be. 

The information from this post was extremely helpful and I hope to get started soon, I just don't want to get out there and have absolutely no clue what I am doing and make seller or buyer feel like I've wasted their time or I get screwed and somehow don't get my fee because I have missed including something in my contract.

Thank you Jerry, I currently own no properties and want to I guess play the middleman. I'm getting tired of seeing and hearing of people having a hard time selling and people not creditworthy having a hard time buying. I plan to offer a program that assists the buyers with improving their credit so they are able to buy but I am at the very beginning... Contracts for sellers, contracts for buyers, where do I find them? Both with the attorney? Do I pay the attorney for the contracts or pay him monthly to assist me? Sorry to sound like such a rookie but in this sector of real estate I am, not to mention I've been out of the industry for two years.

Hi, I'm in Chicago and am interested in doing lease options. Could anyone offer information for a beginner? Do I need a website right away? What do I need to get started (ie real estate attorney, where do I find contracts, etc)? Any help would be greatly appreciated.

Thank you Jon, I will visit this link. Thanks Ned, yes I was speaking about the state board of realtors contract. I have access to the mls and thus have access to printing the contracts. I do not see on there where it says the contract cannot be assigned, but I will be sure to include a clause or cross that out.

Here is Illinois, is it legal to assign a contract? Also what contracts should I use as a wholesaler when putting a contract on a property? Should I be using the Residential Real Estate Contract or create my own? If I should create my own, what should it include and not include so that its not illegal?
