How do I value college dorms?  I have beds compared to units.  I am in southern Illinois in rural communities. I am 5 hours south of Chicago.  Is there a formula for this application?  I am looking at dorms in 2 different small towns.

I live in southern Illinois, very rural area. After studing RE for several years very limited on options or possibilities. I fix and flip currently, Always thought houses for years but finally came to light w/ MF. Just extremely limited on options without alot of driving. Done hvac 40 years, but mf forced appreciation sounds exciting !
