The lender called and said the bump worked and we could move forward.  I am thinking of getting a few estimates though as this current lender is charging a 3500 origination fee and haven’t seen the rate yet.

I made the payment on the card yesterday and as soon as the balance was updated last night, got the updated balance over to the lender.

I’ll see what the current lender says about buying points, would rather not switch at this point unless i really have to.

I was told you have a 45 day window to make as many inquiries as you want, but still makes me nervous as i only need a bump of one point.

I finally got an accepted offer on a home and had a preapproval on a VA loan but found out today that my score is one point below the minimum. Can't believe this happened.

They suggested i make a payment on one of my credit cards to hopefully help bump the score up but I’m concerned that it will take more than a couple days for that to happen.  My offer has a loan application deadline of 6/8/21.

So I reached out to a couple other lenders today and one said they can help but the rate is like 3.75% after paying almost 2 pts (they pay 1pt).  Is there a max you can buy down, I’d like to get it under 2.75% if possible.

My question is should i be applying to multiple lenders right away and not wait for the first one to try and get more score up?   

I love the house and went through so much to get to this point, any suggestions would be really helpful.

I don’t mind spending the time to apply but since i don’t have a ton of time i just want to make sure I am taking the right course of action that results in getting the house.

Hi I’m looking to get my first property and have been considering student housing multifamily properties.

Would there be any issue using a VA loan for this or should I be looking more for a house hacking opportunity.

@Sai T. Thanks! What type of proof would you ask for?

Apparently, the current owner has about 20 of these student housing type of properties, they are Greek (according to the info I got speaking to the sellers agent) and have owned them for many years,

I may be able to speak directly with the owner as opposed to asking this from their agent, any thoughts as I want to be very thorough without overstepping.

I found a property listed on LoopNet and drove by it today, it’s located in Ann Arbor near U of M.  

I called the listing agent as I’m only in town for a couple days and haven’t found an agent yet.

I was told they have a lease signed through 2022, is it ok to ask to see the lease prior to submitting a LOI?
