It went good.I ended up getting my real estate license and now I have a little extra edge on buying RE. 

I originally got licensed for my own investing purposes but now I also work with other investors and I also do retail.

Columbia, Spring Hill and Thompsons Station are great!

Thank you John. I like higher end C class to B class properties. I was born and raised in Tulsa but left in 97 but have been back to visit recently. Much has changed and much hasn't.

You can tell a lot from driving around and also researching online but I wanted to get additional feedback from boots on the ground! Thank you for your input sir.

researching Tulsa, broken arrow, owasso, Jenks, etc.

What are good areas within the metro for long term rentals? Is South Tulsa, around Woodland hills good? (i.e. 71st and Sheridan/memorial). Or perhaps by Tulsa University? 

What areas to avoid?

I appreciate the input very much!

Does anyone have any new info to add to this? I'm researching the area a lot lately, looking to buy my first rental in the Columbia area. Rents seem strong there from what I can gather. Would love to hear from some current investors on the area. I'm curious what are the good b/c class areas for single fam rentals and what realistic rents you're seeing.

Eric- did you ever find a good contractor/handyman? I'm looking in Columbia for a new property, I haven't invested there yet, trying to get tot know the area. How is your experience going there? Any tips you have to offer? Seems like rents are strong, similar to Murfreesboro area to me. Thx
