@Darren Larsen I've been following that story. That's why I'm also on here asking if people have used any turnkey companies and how they worked out. I'm doing research right now for this very reason.

Andrew Korver talked about working with Bridge Turnkey and it working out  in this thread - https://www.biggerpockets.com/forums/92/topics/502084-current-or-past-customer-of-bridge-turnkey-in-kc-feedback

You'll also see Bride's owner Nathan Brooks in that thread and he's been on the BP podcast at least 4 times and Bridge's website has a video by the BP team recommending them. I'm trying to see what the feedback is from those that have used their services.

I'm not rushing into this throwing my money at people. I'm trying to find what has worked for people and that's exactly why I'm here.

I've only seen Andrew Korver mention buying a property from them and I'd like to see if anyone else has worked with them and the results of it.

I've got all the info I need from you Darren, you are free to stop posting on the thread here.

I also agree with the OP. I would like to block people because you simply don't want to deal with them or see what they have to say. Most forums have this, Facebook/Twitter/Instagram, even eBay has this. Why do these forums not have a way to block people from seeing/commenting on your posts?

Thanks for the responses so far. Great advice from Nicholas and James. The company I've spent the most time looking at is there in Kansas City by you Nicholas. Bridge Turnkey's owner Nathan has been on BP podcast a few times. They try to replace anything that would need to be fixed within 10 years, have a 1 year warranty and offer property management. I'm looking at this more as a cash flow positive investment that makes a few hundred each month with 20% down and not much involvement from myself. It's a long term play more than anything. 20% down in Kansas City is 30K or less while 30k in Utah is only around 10%. I know the appreciation in these homes is not going to change like it would in a hot market like Utah but I'm looking more at a long term situation.

Darren I've heard this from another investor friend. I just don't have the ability to fly to other states and do the groundwork myself and housing in Utah is out of my range currently. This gives me cash flow knowing that I'm paying at or near market price on the property. I'm not sure how this is a MLM type of situation, I'm not sure if you have listened to Nathan from Bridge Turnkey but from what I can tell, it's nothing like what you were describing.

James great comment on not purchasing in rough neighborhoods. As I've been watching the homes become available through Bridge Turnkey I always look on Google Maps to see the area that the homes are located in. Some are very promising while others I wouldn't want to have to deal with if things went bad and I had to go there in person.

I'm just now looking at other markets and Turnkey companies to compare against.

Does anyone have any experience with ones they have used that they would be willing to share?

I've been studying real estate and consuming BP's content for the past two years. I'm in Utah and the market continues to be hot, high priced and moves quickly. I don't have the initial cash to start investing in Utah but would like to start. I've been looking at turnkey companies like Bridge Turnkey in Missouri and Spartan Invest in Alabama.

For those in the community that have invested with turnkey companies, which ones have you liked, why have you liked them and which ones would you stay away from and why?

I'm looking for companies that will provide property management and hopefully a tenant in place before purchasing the home. If you have suggestions of other companies I should look at, please provide their information.
