So we are just realtors hunting for listing opportunities using primarily direct mail to distressed properties, fsbo, pre-foreclosures etc. We have 2 in college and so are risk adverse right now but 'practicing' to invest. I enjoy running numbers on properties for investment opportunities. Through all of this I occasionally come by what seems to me to be a good opportunity and I can't react on it so I am looking for investors to throw leads to when they come up. In return we ask that if you do want to pursue one of our leads that you use us to represent you (whether on market or off) and on the sell side as well and hopefully we do it all over again someday. The more interest I get from investors the more I will be interested in finding deals.
Today we visited an REO that and have confirmed our belief that it is mis-priced. We couldnt find anything to justify the lower than expected price. There may be multiple offers but banks generally like cash offers more than higher offers.
